The developer had gained planning permission through his Hertford architects HPS. As project managers we co-ordinated the project and provided CDM. Constructed in 89mm timber frame, we dealt with all engineering and building control issues and organised the individual subcontractors, purchasing materials through a client paid account.
The block was divided into four sections to facilitate party wall separation, with Robust Details employed to ensure compliance with sound insulation requirements. Each unit had a kitchen living room and bath / shower with mains pressure hot water. The superior insulation benefits of the timber frame enabled the installation of all electric mains hot water and economic electric radiant panel heaters, as the only heating source to all the flats. This was important to the client, to allow him to avoid the maintenance and dangers of gas boilers in rented properties.
The car park was constructed to provide a SUDS drainage system to dispense with the surface water, avoiding a lengthy and expensive drain to the nearest street storm drainage. The local authority provided building control and a 10 year insurance warrantee was endorsed by the NHBC.
