This two storey development consisted of a main block to accommodate the St. John facility on the ground floor and a large open plan office facility to be let on the 1st floor. Although built in timber frame, this involved the inclusion of a core steel frame to enable the large spans to be accommodated for the offices, whilst supporting the heavy plant room in the roof, with structural floors in engineered timber I joists and 194mm SIP panels to the external walls. Together with this structure a large meeting hall was constructed along side, involving a timber gluelam portal frame with 194mm SIP walls and roof.

The elegant lines of the exposed finished timber of this frame, combined with the thermal efficiency if the SIP panels, provided an economically warm and attractive environment for the large gatherings the client needs to facilitate.
