Employed as project managers we co-ordinated the build, arranging specifications, organising the individual subcontractors and purchasing materials through a client paid account. We demolished the old dwelling and prepared the site, which was to be set 1m lower than one neighbour. The neighbour’s house was very close to the boundary, so a piled retaining wall was required along this side to stabilise their house foundations prior to any excavation, which also involved resolving party wall issues.
The project comprised of a detached two story house with a large kitchen diner, utility, lounge, study, four bedrooms and two bathrooms and detached double garage. Under floor heating was installed throughout the house. The external elevations were clad in brick and clay tiles, with a clay tiled roof and block paved drive. As the existing mains sewer was situated up hill from the original dwelling and required a pump, the client requested the installation of a new sewage plant on the lower front of the site as an alternative. The NHBC provided building control and a 10 year insurance warrantee.
